1: PRE-QUALIFICATION LETTER: Being pre-qualified with a lender is first priority. All sellers are requiring a PRE-QUALIFICATION LETTER before they consider an offer on a home. Call your bank or a lender you know before starting your home search. (I recommend : Kurt Haden  Wells Fargo 760-843-3899 ext. 111) or (Lydia Castrellon: Mortgage Solutions 760-241-6101), if don't have a lender. Now you will know how much money you will need to make the purchase and what price range to look for. On a lot of Reo's we need cross qualification with another lender, your prefrence lender will handle this.)

2: CRITERIA: My web site allows you to do any type of search you want, but what's even Easier is to E-MAIL me the CRITERIA for your purchase, what do you prefer? Price : (Max your comfortable with.) Cities, areas: Beds: Baths : and any other things you prefer, such as, Lot size, RV access,  Home Size, etc. (the more criteria the better since there are so many homes for sale)  c21larry@aol.com  Then I will set you up on an automatic search and e-mail you listings that meet your criteria. (When new listings come up you will know the same day.) I also eliminate properties that don't stand a chance for you.

3: DRIVE BY PREVIEW: of the homes. There are a lot of homes on the market and it's very time consuming to set appointments to see them all, so it's Easier if you drive by the homes to see if you are interested in it. The e-mail you get on a home will have a map, so you can determine if it's in an area you like, if it is, give it a drive by, like on the way to work or store, when it's Easy for you.

4: MAKE AN OFFER: We will set appointments to see the ones you might like. Then it's time to make an offer on the one you like best. In the current market we are dealing mostly with bank owned properties, I know the market and the process to best deal with these properties and offers.
